Alexandria VA Real Estate

Alexandria lies on the western bank of the Potomac River, just 6 miles south of downtown Washington D.C.  Its borders are comprised of Potomac River on the east, Interstate 495 to the south, Interstate 395 to the west, and Ronald Reagan Airport to the north.

Alexandria has a solid place in American history, emerging from a tiny British colony into one of the largest and highest income cities in Virginia.  With 300+ years as a distinct community, it’s not surprising that Alexandria properties show a very broad range of housing types.  Everything from modern high-rise condos to centuries-old homes are available to the Alexandria home buyer.   Each district of Alexandria has its own atmosphere and amenities that can help home hunters narrow down their search.

Alexandria Neighborhoods

There are a number of neighborhoods in Alexandria with unique real estate and amenities.  Here are a few of the most well-known:

Old Town

Old Town was established in 1749, which makes it the oldest neighborhood of Alexandria.  It is known for its historic townhomes.  In addition to row homes dating back to the 1700s, Old Town also features modern units that have been built to blend in with the historic nature of the area.  This is a walkable Alexandria community full of upscale boutiques, cafés, restaurants, antique stores and theaters.  Tourism is high in this area, as is the number of locals coming to enjoy the nightlife.  Old Town’s Market Square is the oldest continually operating market in the United States.  A free trolley travels from King St. to the Waterfront.

Just west of Old Town lies Rosemont, another historically significant district showing beautiful examples of early 20th century architecture, including Arts & Crafts, Colonial Revival and Craftsman.  Most of this neighborhood was developed between 1900 and 1920 and still shows off the profile of a community of that era.  Much of Rosemont is considered a National Historic District.

Arlandria

“Arlandria” is a combination of “Arlington” and “Alexandria, which describes its location on the border of Arlington and northeast Alexandria.  Many modern condos and townhomes can be found here.  Arlandria is known for its large number of ethnically diverse businesses, especially Hispanic, Thai and Vietnamese restaurants and bakeries.    There are a number of attractions in Arlandria:

  • Cal Ripken, Sr. Collegiate Baseball League
  • St. Rita Roman Catholic Church (constructed with Virginia fieldstone and Indiana limestone in the Gothic fashion and dedicated in 1949)

Del Ray

Northwest of Old Town, Del Ray was originally located in the town of Potomac and dates back to 1894.  There is actually only one Del Ray, but the communities surrounding it are also referred to by the name.  Del Ray has gone through gentrification and is now one of the more popular areas in the Washington D.C. metro area.  There are new condos in the development plan, complementing the present mix of single family homes and condo complexes.  Del Ray hosts Arts on the Avenue festival on the first Saturday of October.

West End

Of all Alexandria’s districts, the West End is the most “suburb-like”, with traditional subdivisions and cul-de-sacs filled with single-family homes.  There are four major areas of the West End, all west of Quaker Lane.  Seminary Hill is mostly residential and contains a majority of single family homes.  Lower Alexandria is a mix of smaller homes, rowhouses and townhomes interspersed with commercial areas, including Foxchase Shopping Center.  Landmark is a high-density area featuring garden apartments, condo-converted hi-rises and townhome developments dating to the ‘70s.  Seminary West is a collection of single family home neighborhoods, condos and three senior living centers.

North Ridge

North Ridge lies in northern Alexandria and contains a wide variety of housing styles, such as Colonials, Cape Cods and Ramblers.  There are a number of smaller neighborhoods here, including Beverly Hills, Beverly Estates, Braddock Heights, Jefferson Park, Oak Crest and Timber Branch.  This area lies within the original District of Columbia that was ceded back to Virginia in 1876.

Alexandria, Virginia contains 950 acres of parkland, which contains 70 major parks and 30 recreation centers.  It is estimated that just about every Alexandria home is within a mile of a dog park.  There are also many landmarks and historical sites within the city, many of which are nationally significant.  Alexandria contains many shopping areas and dining opportunities as well as easy access to many major centers surrounding it, including Washington D.C.

Transportation in Alexandria is very diverse.  There are several major arteries for traffic in and around the city.  The area is served by several airports, including the Ronald Reagan Washington National Airport, the Washington Dulles International Airport in Sterling, Virginia and Baltimore-Washington International Thurgood Marshall Airport near Baltimore, Maryland.  The city transit system provides bussing, including the DASH bus and the Metrobus. Alexandria is also considered a great place to cycle commute, being designated as a Bronze level Bicycle Friendly Community by the League of American Bicyclists in 2009.

Alexandria has been a front runner in Northern Virginia for its environmental planning.  In 2007, the Environmental Policy Commission (EPC) and Virginia Tech’s Dept of Urban Affairs and Planning developed the Eco-City Charter and Environmental Action Plan (EAP).  The EAP’s main goal is developing Alexandria into a sustainable city. According to the EPC, it is going to focus on “meeting Alexandria's present needs while preserving its historic character and ensuring the ability of future generations to meet their own needs.”  The EAP was approved in 2009.

There is also an Alexandria postal address for Fairfax County. This area is defined by the Potomac River to the East, Interstate 495 to the North, Buleah and Telegraph Road to the West and Fort Belvoir to the South. It includes the historic site of Mt Vernon.
