If you are looking for a highly knowledgeable realtor with the “know how” to get your house sold in this difficult market, than I recommend David Zadareky. During my recent experience selling our home in Springfield, VA, I found David to be many positive things, including realistic about pricing. Neither did he estimate an inflated sales price to get the initial contract, nor did he suggest a below market price in order to reduce his work by obtaining a quick sale. His business strategy for professional staging of a home will help make your home stand out among the excess of homes currently on the market. In my opinion, this is a necessity unless you are willing to sell for significantly less than the already deflated current market value. His set up was different than other realtors I interviewed who simply would make recommendations on what I should do to stage the home. I didn’t have time or the inclination to do the staging myself and I was thankful for a realtor with a professional team to do the job. David’s comfort and knowledge of today’s technology along with his familiarity and prior experience with the Department of Defense’s Housing Assistance Program (HAP) certainly made selling our home from out of state much easier and less stressful. He was able to put all documents in electronic form eliminating the need for endless faxing of signed papers and avoiding the delays of physical mail. All the required documents I needed from David for submittal to HAP were delivered electronically in a timely manner, allowing me to simply forward documents/attachments via email to HAP prior to deadlines. Another big stress reducer for me was his willingness and ability to take on the management of home repairs prior to market and after the home inspection of the potential buyers. Other realtors were only willing to make recommendations for contractors to do the work, but with David, he took care of getting estimates, negotiating with the contractors, overseeing their work and making sure things were completed properly and on schedule. I’m sure that had I not chosen David as my realtor I would have had many headaches added to the stress of moving out of state while trying to sell in a down market. My experience with David was a truly positive one and I highly recommend him without any reservations!

I am an Air Force member recently transferred in to the NCR from Japan. About 6 months prior to PCS'ing from Japan to DC I asked a few friends about real estate agents, and was directed to Dave Zadareky and three others. Because I didn't know any of them, I wanted to see what they would each do for me, and determine who was the best. I wasn't too familiar with the area, so I needed guidance on the best/safest/value-retaining areas to live in. Very quickly Dave took the lead. In the months before leaving Japan, he set up a comprehensive auto search function on the listing data-base that found properties that most closely matched what I was looking for, and had updated daily. The other agents either didn't send me anything (saying I had to wait until I physically arrive in DC), or completely missed the mark with the property offerings they found for me. Based on my needs, Dave quickly honed in on the Woodbridge area, which I later found was exactly where I wanted to live! After I arrived from Japan, although Dave knew what I was looking for, he referred me to an agent in MD, so I could see what was available there... But after completely striking out in MD, I met with Dave, and after he took me to more properties than I can count, and because of his diligence, we found "the one". My wife are now living in the house we have been wanting for years, and I definitely wouldn't have found it without Dave. I know there are a lot of agents out there... and you may not want to work exclusively with one. David is one of the best real estate agents out there especially when it comes to Northern Virginia. I worked with him to sell two properties in Arlington. The first just wasn't moving under a different agent and he was able to quickly come in assess the matter, made a few creative and low cost recommendations, lined up the contractors and had a contract within two weeks on it for more than I had anticipated. The second property, once again he came in and very quicky and creatively set it up to maximize value. We had a contract on it within two weeks and it is still the record price for the development. In both cases he was creative, set fair expectations, followed up in a timely fashion and never made excuses.
